Expected Volume at new location
I will soon be taking over an existing car wash that has been closed down for about six months. The wash has been around for 20 years or so but never really did all that well due to poor managemnet. I plan on doing an express wash with express interior cleaning and express detailing. I have only operated full service washes with a very high price structure before and I am not too sure what to expect.
I plan to charge $4.99 for a base wash with no wipe down and hope to average about $6.25 per car in the tunnel. I hope to average about $25 per car in express sales.
The location has 70,000 plus cars per day (24hrs) driving by with a traffic lite about 500 feet away. Average speed when the light is green is about 40 mph. There is a divider seperating east bound and west bound traffic but there is a turn around 1/10th of a mile away.
I am hoping to do between 55,000 and 60,000 cars in the first year. The tunnel will stay open to at least 10 pm. There are three full serve washes within a 3 mile radius and are charging high prices.
Are my expectations realistic?

I don't anybody but you can answer your question but you.
My experience with rehabs is generally they start very slow.
The most important thing is to create a "street presence" with your remodel - does the site capture the street traffic's eye?
You do not have a strong existing base so you must create interest in this site.
Have you done it?
Will the traffic that is driving by your site notice the change?
Does the change motivate them to come in and try your services?
Are you prepared to give them great service?
