Banks don't like the risk of newbies in any industry...I know it's tough. They want rights to your first born in almost every deal.
Look for an existing location that has had a rough go at it, with a desparate owner or bank. You may be able to work a deal. It may involve proving yourself to a bank or existing owner, by running it for them for a while. Good Luck...Keep Dreaming.
I would but there is no run down or closed place here im my town or i would do try to. Just have the demand just dont know how to get there. But thank you for the input panama.
I agree that some banks don't like to loan to newbies, but it can be done. I am a prime example of this.
You do need an investor to provide the down payment. I am in the detailing industry and I wanted to do exactly as you do. I found an investor, developed a business plan, did all demographic research, car count analysis, and took it to the bank. What I found is that LOCAL banks were the best to work with. I went to 5 National Banks and were turned down by all 5. I heard of a local bank and was approved in 1 week. Don't give up trying to make your dream come true. That is what I did and my new wash is under construction.... Need any more help, let me know.
The banks around here will do it but they want that 25 % down just lookin how to get down or find investor not wantin way to much of company to fund all of it.
I had bought the land for my wash years ago and luckily it had increased in value, so I was able to use that for my downpayment.
IMO, banks will not consider this deal without a substantial chunk down. They want to minimize risk, and a first time potential new car washer like yourself, with no money to put down represents too high a risk for any bank. Unfortunately for you, your dreams of owning a car wash will remain just dreams until you come up with the downpayment. This is called a 'barrier to entry' to the car wash business and if it didn't exist, car washes would be even more overbuilt than they already are. You've gotta spend money to make money. To make this deal a reality you need to stop dreaming and start a plan to raise the downpayment!
i relize i need to get down payment but its around 750,000 for down payment im wanting to get there quick not save up money which i am doin but it would take a long long time
