site analysis

Anybody have a website for analysis or proforma's for exterior express w/flex. Currently operate a FS wash and the 3/4 of 1% +/- pending location is probably not the average any more. I would say less the 1/2 of 1% traffic +/- location in todays economy.
So what would be the model for EE w/Flex since the capture rate should be higher. I have a site using conservitive of FS site analysis #'s 3/4 of 1% shows profit mainly because of low debt service and multiple profit centers. The only thing it's missing is the large shopping center, but has multiple other Dunkin Donuts/CVS/WA WA/ etc. Traffic count is only 20,000 but big population with not much compitition.

Maybe one of the consultant members has a website with a performa...i dunno.

I think you are going to be between .5 and 1.25%. That's a wide range for failure. The 20k scares me. The "not much competition" needs clarification. A better question would be "where's the nearest Wallymart" and why don't you build there?

Don't waste a million dollars on a site, when 1.5 million would get you the same building on the best (most visible and long term) site. The investment and level of competition has gotten so high now...go for the best site forget the rest.
