Need a Consultant
Can anyone point me to a good Car Wash Consultant? I am seriously looking at some property to purchase to start an Express Exterior, but I want a second opinion so I am not relying on the word of my distributor. I am in Florida.
As for the site, here are some of the specs:
* .85 acres - roughly square
* 43,000 daily car count (last year)
* Ingress/Egress thru adjacent gas station (pumps over 100k per week on 24 pumps that seem to be busy all the time)
* Five Miles Population: 80,000
* Nearest tunnel is about 10 miles away and in another city
* Near new shopping area and new expressway used for commutes
If you have any comments about the site, I would love to hear them. However, I think that my best route would be to reach out to a consultant with nothing to gain from an equipment sale.

I am pretty sure you are going to get some bias information no matter who you talk to. Talk to as many people as you can. Something to consider with the street car count is the speed of the cars. Also I would be more concerned with a 2 mile radius population since that would probably represent close to 80% of your customer base. Nearest tunnel is 10 miles away, are you 100% sure about that? The nearby gas station may be misleading, with fuel numbers like that (you mean 100k a week in gallons not dollars right?)It would make me wonder why the gas station does not have a car wash? Or do they have an IBA? Is it off a major highway? Spend some time there to see what percentage of customer are "local" or just passing through and need gas. I sell chemicals in Houston, and surrounding cities. I have many many c store customers (Valero being one of them) something they taught me is car wash sales are not always in correlation with what stores sell the most gas. What’s the saying location, location, LOCATION! Stores in/near neighborhoods may do 100-150k gallons a month, but sell a ton more car washes than a store on a highway somewhere just on the out skirts of a town/city selling 300k a month. With that being said, I would still try to work out something with them to sell washes off of their pumps. Good luck, from what I hear Florida is a tough car washing market (at least right now)
