Property tax Evaluation.

I am in the process of contesting our property tax evaluation . How doese your area evaluate your car wash. I contend that the only fair way to evaluate a SS car wash is income base. What method doese your area use.

We are taxed on the value of the land and the building. The equipment is taxed as personnel property. We get two tax bills. How much is your tax bill?

We have a valuation of 113,ooo on the land and 152,500 on the improvements coming to a total anual actual tax of $9,225.00 problem is the total gross is only $24,000.00 per year. Also there is a $1,000,000.00 car wash down the street appraised at 168,000.00 . The county has no consistancy in their evaluation. I am paying practically the same for a wash that is half the age and three times the intial cost with two drive thru, I dont have any.
Just a mess to deal with. I hope to be able to point out the unfairness in the system but have heard they are hard to deal with here.

Well I went to the second round of tax protest hearings today. Interesting concept the assessor uses, he's got this book that tells him what different catagories of car washes do per bay. Like he knows what MY car wash doese. Anyway, they dont like MY figures because its all cash and i could be lieing ??? Well I told him he could be lieing also but that I profided IRS forms , what did he bring to the table. The judge, A state attorny who is supposed to be neutral haha was interested when I showed him the million dollar wash done the street being valued the same as my little old simple wash at $155,000.00 We will get a result in the mail with in 30 days. I asked for a resonable decission that treated me as fair as the Million dollar guy was being treated :) we will see. Would like to hear from others as to Property tax issues.

Mine I believe is 1% of land and improvement value, and personal property is seperate... I have a 1 acre express tunnel and my tax us much lower then yours... and im in CA #1 for getting ripped off...
